Is this Home Inspection a warranty?
A home inspection is a professional opinion based on limited time frame. Some problems can only be discovered by living in a house - they cannot be discovered during a home inspection. For example, some roofs and basements only leak under specific weather conditions. Some problems will only be discovered when carpets are lifted, furniture is moved or finishes are removed. There are limitations to all home inspections, as such, we do not offer a warranty on the house.

We will provide you, an understanding of the detected visual issues and how to maintain of your home. We do carried Errors and Omissions Insurance to cover major issues that were blatantly missed.

What a Home Inspection Does Not Include: What you may not know about the inspection process is that it tends to vary, not only by province or region but based on the credentials of the inspector. Be aware that the home won't be checked for the following:

  • asbestos
  • radon
  • methane
  • radiation
  • formaldehyde
  • lead
  • wood-destroying organisms (like termites)
  • mold, mildew and fungi
  • rodents

Many of the items on this list require specific licenses to identify and flag. We will let you know of potential existence of these items but they need to be professionally tested prior to confirmation
